Home Inspection Services

All home and property inspections conducted by Sensible Home Inspections conform to the Standards of Practice of the Canadian Association of Home and Property Inspectors (CAHPI). 
The typical home inspection will involve a site visit to the property which can take anywhere from two to three hours to complete. The inspection involves the evaluation of at least 44 components and subsystems which are themselves grouped into seven major system categories:

  2. Structure
  3. Electrical
  4. Heating, Ventilation, and Air Conditioning (HVAC)
  5. Plumbing
  6. Insulation and Roof Ventilation
  7. General Interior

Professional Checklist

I’ve created an electronic checklist that I use to collect all property information. My experience has taught me that this is the surest way to guarantee that all pertinent information is captured while on the property. Photographs of key systems and deficiencies are taken at the same time.

Recommendations

Detailed technical information about the property is gathered by the inspector during the site visit. From these findings the inspector is able to develop recommendations as to the condition of the systems and components. Of particular concern to home buyers is the potential for upcoming major repairs.

Your Report

Your inspection report includes the checklist as it was noted on site. In addition, the report contains a narrative and pictorial summary of all key inspection findings and recommendations. My goal with the summary is to present the inspection findings in a thorough manner while not loading the text with jargon-heavy prose. I want you to clearly understand the implications of any and all recommendations.

Residential Energy Audits

Get an evaluation of the energy flow patterns of the house. You will find out where, and how much, heat (energy) is lost through the building envelope.  The audit will also offer recommendations to conserve energy and save you money.

This energy audit is the equivalent that you would receive from an Energuide-certified audit.  A blower door test and thermography examination is included with this type of evaluation. See the Energy Audits page for more  information.

Blow Door Testing

A blower door test assesses the airtightness of the house’s building envelope. This type of testing can be undertaken on an existing house or in new construction. New home builders of new homes are increasingly taking advantage of this service to locate house air leaks. Any air leak in the building envelope can then be corrected while the house is still under construction.

A thermography examination is included with the blower door test.

This is a vital procedure for high-performance home building standards such as  Passive House, Energy Star, and R-2000.

Thermography Examination

Thermography measures surface temperatures by using infrared cameras. This tool sees light that is in the heat spectrum. Images on the camera depict the temperature variations of the building’s surfaces. The camera displays the temperatures in a colour spectrum ranging from crimson for warm regions to purple for cooler areas.

This type of testing is best done in the cooler times of year when the outside temperature is at least 10 °C cooler than the indoor room temperature.

EMF Screening

Some people are concerned about their exposure to electromagnetic fields (EMF) from electrical and microwave systems. The science is not fully settled as to the implications of EMF. Nonetheless there are some individuals who appear to be susceptible to EMF.
