What is a home inspection?

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. On average, a single-family home inspection by Sensible Home Inspections usually takes 2-3 hours to complete.

The time spent on site by the inspector is dependent on the of the size and condition of the home. An older and large home that has not had many major improvements over the years, will generally take longer to inspect than a newer well-maintained average sized home.

What does a home inspection include?

A Sensible Home Inspection report covers the condition of the home’s exterior finishes, roofing, chimney(s), garage, porches, and decks; the foundation, basement, and structural components; electrical panels, wiring; and devices; heating, ventilation, and cooling systems; plumbing and hot water systems; insulation; the interior walls, ceilings, and flooring; windows and doors; bathrooms and kitchens.

The Canadian Association of Home and Property Inspectors (CAHPI) publishes a Standard of Practice and Code of Ethics that outlines what to expect to be covered in your Sensible Home Inspection report.

Why do homebuyers need a home inspection?

Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you as the homebuyer, should strive to learn as much as you can about the house before you buy it.

A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. Do the homebuyers have to be there?

Can a house fail a home inspection?

A home inspection is not an appraisal and will not determine the home’s market value. It is also not a municipal inspection and does not verify local code compliance.

What if the inspection report reveals problems?

It is important to note that no house is perfect. Every home inspection will identify issues with the property and the inspector will communicate the severity of the issues found. Our goal is to leave you with a deeper understanding of your prospective home, so that you can make a sound decision as you continue with your home buying process. You should be fully aware of any issues, risks, or health concerns that may impact your buying decision. Our role as inspectors is not to tell you if you should buy the house or not, but to help you understand the full cost of ownership. If major problems are found, you may wish to negotiate with the seller to make repairs or cover your costs. A real estate agent can be helpful in this regard.
